A sublease agreement authorizes a primary tenant on a property to lease to a subtenant that is not on the primary lease for said property. Subletting is subject to the permission of the landlord or property owner. Under a sublease arrangement, the landlord’s responsibilities shift to the primary tenant who executes the sublease. On behalf of the landlord, that tenant becomes responsible for any and all actions that ever need to be taken against the subtenant. It’s suggested that the primary tenant have all applicants for the sublease fill out a rental application before conducting any interviews or signing any agreements.
